Comparing Aug. 1st to Sept.30th,2007 to the same time period in 2006

sales are down 14.5%,  prices were up 3.5%and homes stayed on the

market an average of 10 days longer.  Overall things look fairly good

except for the decrease in sales.

Comparing the 1st 3 quarters of 2007 to the same time period in 2006,

sales are about the same, prices are down 1.5%, average days on the

market are about the same and average price per sq.ft. is down 4.3%.

Overall the Middletown market still looks fairly good and things are

holding fairly steady.  This does not take into consideration the homes

 that have had several price reductions before thay sold.

For this time period, sales were down 35.4% and prices were down 5.1%.  We will

 have to wait to see if this trend continues.

Overall the condo market seems fairly stable with no major changes in price or

price per sq.ft..  Condos are staying on the market an average of 11 days longer

 and number of sales are down 4.8%
