Residential
There are 179 active listings in Glastonbury right now. There were 39 new listings that came on the market in July, 20 homes went under deposit and there were 37 closed sales. The average sale price for July was $467,116 with an average per sq.ft. price of $184 and an average of 43 days on the market. Compared to July 2006, last year there were 41 closed sales with an average sale price of $472,298 and the average per sq.ft and days on the market were unchanged. Although there was a slight decrease in the average sale price and the number of sales, overall the market looks fairly stable.
Comparing 1/1/2006 – 7/31/2006 to 1/1/2007 – 7/31/2007, in 2006 there were 233 closed residential sales with an average sale price of $441,841, the average days on the market were 46 and the average per sq.ft. sale price was $187. In 2007 there have been 221 closed residential sales, the average sale price is $451,347, the average per sq.ft. price is $182 and the average days on the market are 53. Prices appear to be up about 2%, number of sales are down 5.2% and the average per sq.ft. price is down 2.7%. Again it seems that the market in Glastonbury is fairly stable with no major changes.
Condominiums

The average sale price was $229,787 with an average per sq.ft. price of $164 and the average days on the was 24. In July 2006 there were 15 closed sales with an average sale price of $177,729, an average per sq.ft. price of $155 and the average days on the market was 34. Looking at these statistics prices seem to be up by a lot.
Comparing 1/1/2006 – 7/31/2006 to 1/1/2007-7/31/2007, in 2006 there were 121 closed sales with an average sale price of $200,875, an average per sq.ft. price of $162 and the average days on the market were 44. In 2007 there were 96 closed sales with an average per sq.ft. price of $165 and the average days on the market were 47. Sales were down this year 20.7% compared to last year, but prices were up 3.6%. Again the market seems to be fairly stable except for the number of sales.
