Sellers' Beware

I am going to talk about one of my pet peeves and as a seller it should be one of yours too or at the very least, it should be a question you ask before you list with an agent.  There is no excuse for this except laziness or not knowing what you are doing as an agent.  As soon as a listing is posted in the multiple listing service, there should be pictures posted and it should be more than 1.  Our MLS allows 10 pictures to be posted for every listing.  The more pictures there are, the better off you are as a seller, since buyers want to see pictures.  When they are signed up by their agent to receive automatic notification for new listings, they will 9 times out of 10 delete a listing that comes to them with no pictures without even reading the information.  I have heard this over and over again from my buyer clients.  And yet, I can't tell you how many times I receive the listings that are going to my buyers and there are no pictures.  There are also many times when an agent may only put in an exterior shot of the house and no interior pictures.  Again, this is a disservice to you as a seller.  I have also seen many bad pictures that are so dark that you can't see them.  With digital cameras and photo editing software, it is easy to fix a dark photo.

Another issue is posting room measurements.  Do you know how many listings there are that don't have this information?  Again, this is laziness on the part of the agent.  For buyers in many cases they want to see room sizes.  They can get a better idea of the home by looking at this information, rather than looking at the total square footage.

The worst listings I have seen are the ones that are posted with the bare minimum of information, no remarks about the house or much of anything except location, style, maybe square footage.  Is this the kind of agent you want to list your home?

Ask to see some listings that have been entered into the system by an agent you are considering and ask yourself, if you were the buyer would you want to look at this house?
