Market Conditions in Middletown

Middletown real estate is similar to many other towns in Ct. where the number of sold properties through the end of October 2006 is down significantly from 2005.  In 2005 there were 389 closed properties through Oct.31st and in 2006 there have been 338 closed properties through the end of Oct.  The average sale price is down slightly.  In 2005 it was $278,012 and this year so far it is $274,283.  There are 165 active residential properties on the market priced between $54,900 and $2,150,000.  For the month of October the average sale price per square foot was $161.77 and for that month the average days on the market were 51.  In the month of October there were 44 properties newly listed and only 14 properties were put under deposit.  Again for sellers it is crucial to list your home at the right price or it will sit on the market with the price coming down.  If it is priced right in the beginning you will see a higher return and your home will sell quickly.
